Nanyang Ang Association wished to convert the Existing Association area on 1st storey into New Retail and moving the Main Entrance of the association to the rear part of the shop house.
Due to this, the existing air well at 2nd storey will have to be closed up. With the additional GFA, the existing bedroom at 5th storey is to be opened up as New Open Terrace to compensate the additional GFA. Because of relocation of certain spaces, including bathrooms, site inspection was done thoroughly to ensure that Existing and New down pipes can be connected correctly.
Approval from URA (Urban Redevelopment Authority, Singapore) wasn't easy as there were a lot of GFA calculations due to type of spaces in the building (New Retail, Existing Commercial and Existing Residential).
New entrance of the association at the back of the shophouse was carefully designed in terms of colour and material options in order to fit to the association, and at the same time, to make sure that it looks like a proper entrance although it is at the back.
